April Market Update from Boulder County
Welcome to Fools’ Spring! With the big snow storms we’ve had over the past few weeks, we’ve certain that the weather has played a role in the real estate market. We’ve still got some great updates for you this week!
We’re going to take a look at overall numbers in March, which can help us predict how we will end April and how we are set up for May heading into the summer months.

Boulder County Numbers
In the entire month of March, there were 288 single family listings, that’s -64.92% less than in 2020. We know that in March of 2020, COVID-19 hadn’t yet made its biggest impact and we were still feeling fairly “normal.”
Average Days on Market
The average days that a single family home was live on the market in March was only 51 days. That’s the lowest number we’ve seen in at least 2+ years. We’ve said it before, but homes are selling like crazy – there’s not even time or the need for price reductions!
Price Bands
In terms of active listings by price range in Boulder County, check out that $3M range – 34 active listings! However, when we look at the sold data for the same price ranges, the bulk of listings actually selling at their original list price is in the mid-range between $300K-$1M. This is the range that is so HOT right now with multiple offers above the list price.
Average Sold Price
The average sold price in Boulder County sits at a little over $1M. As previously mentioned, the bulk of listings selling are in the mid-range, but listings that are selling at $2M-$3M certainly raise the average sold price.
Average % Sold Price Versus List Price
On average, listings in Boulder County sold for 102.8% of their original list price in March, and it’s safe to say we will expect the same outcome when we end April, if not a higher number.
Showings State-Wide
According to ShowingTime, we’re right on track with 2019, our last reports from a “normal” year, in terms of showing activity.

4: Black Hawk/Coal Creek/Golden, privacy with trees, has or room to build large storage building, 3+ beds, 2+ baths, up tp $1.4M
5: Nederland, up to $550K
