April Market Update from Boulder County
We’ve felt an incredible sense of community and compassion in the weeks following the tragic event that happened at King Soopers. The victims and their families now face ongoing change and healing, so we are joining in with the Boulder community by contributing to Community Foundation Boulder County’s Crisis Fund, and hope that you are able to also.
Boulder County Numbers
New – New Listings PC – Price Changes Sold – Sold Listings AB/UC – Under Contract Listings During the past week we saw the highest number of listings go live this year thus far – 85 total! Although our inventory shortage is more than the same time period in 2020, this time last year was when COVID-19 made its mark. Even with the highest number of listings this past week, we’re still only at 79.41% year-to-date with 810 listings compared to last year at this time which saw 1020 total listings. If we look at the number of sold listings so far in 2021 and compare it to this time last year, the numbers are very impressive. Considering the 200+ more listings, only about 50 more listings had officially sold this time last year. We may not have an abundance of inventory, but listings are selling! |

The graph below shows the median sales price in Boulder County versus statewide. Median prices in Boulder County are nearing $650,000, whereas they’re about 2/3 of that statewide. This is partly due to natural appreciation, but it’s also due to the fact that buyers are offering significantly over list prices to make sure their offer is the winning offer. |
